Desert Mountain Homes — what to know
Desert Mountain is the largest private golf community in the Phoenix-Scottsdale market — 8,300 acres, eight residential villages, six championship Jack Nicklaus golf courses, all inside one guarded perimeter. Homes range from attached casitas in the Cochise Geronimo village to multi-acre custom estates in Apache Peak. The community is structured around the assumption that meaningful residential ownership pairs with membership at the Desert Mountain Club, but home ownership and club membership are legally separate.
The buyer pool spans roughly four cohorts in 2026: late-career California tech-executive relocators, family-office principals from the Northeast, empty-nest Midwest professionals, and snowbird buyers in the Cochise-Geronimo lock-and-leave village. The community accommodates all four but the village-level character differs enough that buyer-village fit matters substantially. Our editorial deep-dive on Desert Mountain walks through each of the eight villages in detail.
On real-estate dynamics, the top of the price band (Apache Peak custom estates, multi-acre lots) trades reliably to a national buyer pool. The middle and lower bands fluctuate more by season; in particular the attached-casita inventory in Cochise-Geronimo turns over predictably to the snowbird buyer pool but can sit through a soft season when the snowbird pool is light. Verify current inventory and pricing against ARMLS during diligence.
